Forest Hill Golf Club

Botcheston, Leicester
Price: £4,500,000

Forest Hill Golf Club occupies around 119 acres near the attractive village of Botcheston in Leicestershire, approximately eight miles west of Leicester city centre. The freehold property is being marketed by Savills and HMH Golf & Leisure, with offers invited in excess of £4.5 million.

Opened in 1991 and extended in 2006, the 18-hole course runs through rolling, partly wooded ground within the National Forest. It measures 6,513 yards from the white tees, with a par of 73, including five par fives. Lakes and streams come into play on 12 holes, making water a regular consideration throughout a round. The layout comprises two nine-hole loops, both finishing at the clubhouse.

Alongside the main course, the property includes:

  • A floodlit driving range equipped with Trackman technology.
  • A sports bar with three indoor golf simulator bays.
  • Anaconda Falls, an 18-hole adventure golf course opened in 2025.
  • A two-storey clubhouse with the Kingfisher Restaurant & Bar, meeting rooms and space for private celebrations.
  • A gym and fitness studio.
  • A separate golf shop and office, greenkeeping facilities and extensive parking.

Terraces overlook the course, while nearby junctions 21A and 22 provide easy access to the M1. The adventure golf, indoor simulators and fitness facilities give visitors several reasons to use the club beyond playing a full round.

Forest Hill is being sold on behalf of its joint administrators, with the business continuing to trade during the sale process.

Note: A planning application has been submitted for a 49-bedroom hotel on land south of the clubhouse. The application is still awaiting determination.

Aigas Golf Course

Aigas Golf Course is a nine-hole parkland course near Beauly in the Scottish Highlands, offered for sale through Bell Ingram at offers in the region of £450,000. The freehold sale covers approximately 30 acres, including the course, clubhouse, parking and practice facilities. The nearest town, Inverness, is around 17 miles away.

Established in 1993 by Peter and Jessie Masheter, Aigas was created from farmland and designed by professional golfer, Bill Mitchell. The par-33 layout follows the natural slopes of the ground, with broad fairways, large greens, bunkers and water features. Incredible views take in Aigas Forest and the River Beauly, with the sixth tee providing a particularly good vantage point over the river below.

The sale includes:

  • The nine-hole golf course and practice area, with an attached 0.84-acre parcel of land.
  • A timber-framed clubhouse containing a kitchen, office, rear lobby and toilets, including an accessible WC.
  • An extensive parking area.
  • The opportunity for training and handover support from the current owner.

The course operates throughout the year, with the clubhouse staffed from April to the end of October and serving drinks and light snacks. Aigas Golf Club, an independently run club founded in 1994, continually uses the course for its competitions and social events. Robotic mowing has also been introduced for most fairways and some areas of rough.

Course machinery and equipment are available by separate negotiation, as is an adjoining ten-acre field with river access. Additional neighbouring land and buildings may also be leased.

For buyers interested in taking on the accommodation business as well, a larger package is advertised at offers over £1.5 million. This includes the golf course and clubhouse, plus four holiday cottages, steading buildings and approximately 26 acres of agricultural land.

Chulmleigh Golf Course

Chulmleigh Golf Course is an 18-hole par-three course in rural Devon, offered for sale through The Keenor Estate Agent with a guide price of £800,000. The freehold property includes around 13 acres, a purpose-built clubhouse and a four-bedroom owner’s apartment.

The short course occupies gently sloping ground in the centre of Chulmleigh, with views across the Taw Valley towards Dartmoor. Bunkers, ponds and streams provide hazards throughout the course, which suits beginners and families as well as golfers practising their short game. The business currently operates an 18-hole summer layout and a nine-hole winter layout, both entirely par three.

The main facilities include:

  • A clubhouse with bar, snug and golf shop/office.
  • A function room seating approximately 50 diners.
  • A fitted commercial kitchen and separate changing and toilet facilities.
  • A south-facing terrace overlooking the course and valley.
  • Parking for at least 20 cars.
  • An attached double garage/workshop used for machinery storage.

Built in the early 1980s, the clubhouse was extended in 2014 to enlarge the function room and add the terrace. Upstairs, the self-contained apartment has four bedrooms, a kitchen, separate dining and sitting rooms, and a bathroom. A private lawned garden sits beside the building.

The clubhouse serves coffee, refreshments and light lunches throughout the year and hosts local functions. There is scope to expand the catering business through a broader daytime menu, evening meals and Sunday lunches.

Access is from Leigh Road, with the driveway entrance shared with one neighbouring property. A public pedestrian right of way crosses the course. Eggesford railway station is approximately two miles away, providing connections to Exeter and Barnstaple.
